If you own a property in Spain and are looking to rent it out for long term, winter lets, or even short term holiday rentals, then one of our listing options could help you find that client who is looking for a quality, good value long term rental or holiday rental client. Spain is still a popular destination for holiday makers with millions of people from across Europe flocking to Spain every year for the sunshine and to have a good time. Long term rental has, in recent years, taken over from buying a property, with those who would have bought, now renting for 6 months, 12 months or even longer before buying, which allows them to get to know the area and know they would like to stay.
We have two options;
1. A FREE listing and when a confirmed rental is taken, then you pay just 50% of the first months rental, no ongoing monthly fees, so no rentals, no cost, just walk away at any time.
2. A PAID listing for just £50.00 per year and no other costs, amend your listing as many times as you like, all enquiries come direct to you.
Long term rentals are properties normally available for between 3 months and 11 months. It is rare in Spain to find a rental contract for longer than 11 months due to Spanish legislation. 11 months is not long, but there is nothing to say that these rentals cannot be on a renewable contract for as long as both parties require. There should be a written contract in both Spanish and English which clearly states the terms for the rental, what the renter is responsible for and what the owner is responsible for, the deposit and rental charges and term of the contract.
Most owners will require a security deposit which will normally be equivalent to two months rental and is paid at the time of signing the contract. The first month’s rental will also be required to be paid at the time of signing. The monthly rental will be due on the agreed day of each month, normally paid by standing order; this can be to the owner or their agent. The deposit should be returned less any charges for damage, breakages and unpaid bills at the end of the tenancy. In many cases, long term rentals will be plus bills, so check which bill are not included. Most long term rentals include community charges and Suma.
Most long term rentals will be furnished in some form, from fully furnished to part furnished, the number of unfurnished properties will be very limited.
Short term rentals
Rentals of less than 3 months are classed as short term rentals so if you are looking for over the summer months these will normally be more expensive than a long term rental though they may include bills.
Winter rentals are normally classed as rentals available for the period between September and end of May
