Spain is still a popular destination for holiday makers with millions of people from across Europe flocking to Spain every year for the sunshine and to have a good time. Long term rental has, in recent years, taken over from buying a property, with those who would have bought, now renting for 6 months, 12 months or even longer before buying, which allows them to get to know the area and know they would like to stay.
Holiday rental licence. As from 1st January 2015 all properties which are used for holiday rentals MUST be registered with the local tourist office. Holiday rental licence, Any property listed should ensure that the listing comply with the new law.
Energy Certificate. If you rent out your property, you may need to have an Energy Certificate.

We have two options;
1. Long Term Rentals are FREE to list and when a confirmed rental is taken, then you pay just 50% of the first months rental, no ongoing monthly fees, so if there are no rentals, then there is no cost, just walk away at any time.
2. Short term/holiday/winter rentals are a PAID listing for just £50.00 per year and no other costs, amend your listing as many times as you like, all enquiries come direct to you.
Long term rentals are properties rented between 3 months and 11 months. Most contracts will be for 11 months.Most long term rentals can be on a renewable contract for as long as both parties agree. There should be a written contract in both Spanish and English which clearly states the terms for the rental, what the renter is responsible for and what the owner is responsible for, the deposit and rental charges and term of the contract.
There will be a security deposit which is equivalent to two months rental and is paid at the time of signing the contract. The first month’s rental will also be required to be paid at the time of signing. There could also be Agency fee's. The rent will be due on an agreed day each month, normally paid by standing order; this can be to the owner or their agent. The security deposit should be returned less any charges for damage, breakages and unpaid bills at the end of the tenancy. In many cases, long term rentals will be plus bills, so check which bill are included. Most long term rentals include community charges and Suma.
Most long term rentals will be furnished in some form, from fully furnished to part furnished, the number of unfurnished properties will be very limited.
Short term rentals
Rentals of less than 3 months are classed as short term rentals so if you are looking for over the summer months these will normally be more expensive than a long term rental though they may include bills.
Winter rentals are normally available for the period between September and end of May
